Huntland TN Housing Market Report: August 2026 - Two Sales in a Six-Home Market

Huntland is the smallest market I track, and August was a typical month for it: two homes closed, both landing at $212,500, with six active homes left on the shelf. In a town this size the monthly numbers are more weather than climate - what matters is that homes here keep finding buyers at steady, affordable prices. My Huntland market report page keeps the longer record.

What Moved in August

Five new listings came on - a genuinely busy month for Huntland - and months of supply sits at 4.15, tight by any standard. The two sales took around 54 days to go under contract and 97 days start to finish. Active asking prices average $310,114, reflecting a couple of larger country properties, while the sales themselves stayed in the low $200Ks where Huntland's buyers live. For southern Franklin County affordability with quick access to Winchester and the AEDC corridor, this remains one of the last true value pockets on my list.

What This Means for Huntland Sellers

Thin inventory cuts both ways. With six active homes, your listing gets noticed immediately - and judged just as fast. Homes priced in the low-to-mid $200Ks are what transacted; that is the lane.

Timing is flexible. At 4.15 months of supply, Huntland does not punish waiting. List when the house is ready rather than rushing a season.

What This Means for Buyers

A $212,500 sale price buys a real home in Huntland, which is increasingly rare within commuting distance of Winchester and Tullahoma. Selection is the constraint - keep current Huntland listings bookmarked and move quickly when something fits, because two-sale months are all it takes to clear the good ones.

The Bottom Line

Two sales at $212,500, six homes on the market, healthy 4.15-month supply - Huntland stayed Huntland, and for value buyers that is the point. The full 14-market context is in my August 2026 Middle Tennessee report.
