Rural homes on land, mini-farms, and acreage tracts — the bulk of what trades in Huntland.
The county-wide view for buyers who want Huntland or the rural area around it.
Huntland's housing market is shaped by three things: it's one of Franklin County's smallest towns, it sits on the Alabama line within a 40-minute commute of Huntsville, and — more than almost any other town Jon serves — land is the story here, not subdivisions. I keep the read deliberately qualitative, because in a market this small a single farm or land parcel can swing any "median" the portals quote.
The buyers I work with here fall into clear camps: land and acreage buyers after mini-farms or homesteads; Huntsville-commuter buyers who want Tennessee-side land and no state income tax; locals and county buyers connected to Huntland School; and retirees and rural-quiet buyers who value small-town pace.
The first real decision is in town or out on land. In-town Huntland is the more affordable, predictable side near the school and downtown services. Rural Huntland is the acreage side — pricing depends on acreage, frontage, water and septic, and outbuildings. Land finances differently than a standard house. Browse all listings to start.
Homes are served by Franklin County Schools through Huntland School, the town's K-12 campus. Tennessee has no state income tax. I price to your band and your side of the in-town-vs-acreage line using live comps — start with a home value report if you're selling, or browse homes for sale if you're buying. Compare Franklin County real estate, Winchester, or Tullahoma.
In a small, land-weighted market, a town-wide median hides more than it shows. I price to your band and your side of the in-town-vs-land line — start with a home value report.

Huntland is in Franklin County, in the southwest corner of the county, where State Route 97 runs south toward the Alabama state line. Winchester, the county seat, is about 12 miles north, and Huntsville, Alabama, is about 35 miles south. It's a small, rural town of fewer than 900 people, incorporated in 1907, and homes here are served by Franklin County Schools through Huntland School, the town's K-12 campus.
For a lot of buyers, yes — acreage is really what Huntland's market is built around. It's a rural town surrounded by farmland and foothills, and on any given week the active listings lean toward land: mini-farms, homesteads, and acreage tracts alongside a smaller number of in-town houses.
