What Moved in August
The Tims Ford area continues to attract listings faster than the market absorbs them, especially at the high end - the average asking price on active Winchester homes is $634,107 against a $380,000 median sale price. That is the inventory building up: upper-bracket and lakefront properties waiting on a thinner pool of buyers. Days on market stretched from 46 to 99, and the average list-to-close timeline ran 155 days.
Meanwhile the core market is genuinely active. The median held at $380,000, and those 33 fresh contracts - signed in a single month against 14 closings - point to a much stronger fall closing season. I expect the supply number to look less alarming by October as those pendings convert.
What This Means for Winchester Sellers
Know which Winchester you are selling in. Under $400K, buyers are engaged and signing contracts at a 50% faster clip than last year. Above $600K, you are one of many - the high end carries most of those 13.76 months of supply, and sharp pricing is the only reliable way through it.
The pipeline is your friend. Thirty-three contracts is real demand. If your home has sat 90+ days, a meaningful price move now positions you to catch that active buyer pool before winter.
What This Means for Buyers
This is the most leverage Winchester buyers have had in years - 163 active homes and a seller pool that has watched inventory double.
