Shelbyville TN Housing Market Report: August 2026 - Homes Sell a Month Faster Than Last Year

Shelbyville sold fewer homes in August - 35 closings against 55 a year ago - but the homes that sold moved a full month faster. Average days on market dropped from 80 to 51, and the complete list-to-close timeline shortened from 133 days to 103. The median rose 2% to $330,000. Sellers kept listing - 70 new listings, up from 63 - so the slower sales pace pushed months of supply from 3.72 to 5.30. That moves Shelbyville from a clear seller's market into balanced territory. The average asking price on active homes eased from $471,658 to $454,600, while the average closed sale rose 4% to $349,177. The spread between those two numbers is closing from both directions, which is what a healthy rebalancing looks like.

Buyers signed 40 new contracts in August, only a touch below last year's 44, so demand is holding up better than the closing count suggests. I would expect September and October closings to look stronger than August's 35.
