Because both sides retreated together, prices barely moved: the median slipped 4% to $459,000 while the average actually ticked up 1% to $541,197. What Moved in August
The supply clock moved from 3.15 months to 4.38 - still the tightest big market in my coverage area, but noticeably looser than the seller's market Murfreesboro ran through 2025. Active inventory grew 4% to 813 homes even with fewer new listings, which tells you homes are sitting slightly longer waiting for their buyer. Days on market crept from 27 to 30, and the full list-to-close timeline stretched from 81 to 96 days.
Buyers signed 227 new contracts in August, down from 286 a year ago. That is a 21% thinner pipeline heading into fall, and it is consistent with what I am seeing across Middle Tennessee: buyers are active but unhurried, and they are negotiating rather than racing.
What This Means for Murfreesboro Sellers
You still hold the strongest hand in my coverage area. At 4.38 months of supply, Murfreesboro remains the closest thing to a seller's market on my list - but the days of naming your price ended with the 24% sales slowdown. Homes priced at the last 90 days of comparable closings still sell in about a month.
The average is being carried by the high end. An average price of $541,197 against a $459,000 median means the upper tier is still closing. If you own above $500K, this is a better market for you than the headline suggests.
What This Means for Buyers
More choice, more time, and a median that came down 4% - August was the friendliest month Murfreesboro has given buyers in a while. Just know that well-priced homes under $450K still move fast, because that is where the remaining competition lives.
