Manchester TN Housing Market Report: August 2026 - Prices Hold Firm as the Pipeline Cools

Manchester turned in a steady August on the sale side - 31 homes closed against 33 a year ago, and the median sale price edged up to $325,990. The number that gets my attention is further up the funnel: buyers signed 29 new contracts this August versus 55 last August. That is a real cooldown in the pipeline, and it landed in the same month that inventory fell 25%. Fewer buyers chasing fewer homes kept the market in balance, but it is a quieter balance than Manchester had a year ago. What Moved in August

Sellers adjusted their expectations this year, and it shows in the asking prices. The average list price on active Manchester homes dropped from $461,827 last August to $409,232 now - a $52,000 haircut in what sellers are asking. That correction is a big part of why closed prices held firm while activity slowed: the homes that came to market were priced closer to what buyers would actually pay. Homes took a little longer to go under contract, with average days on market stretching from 35 to 43, and the full list-to-close timeline ran 105 days.

Months of supply tightened from 5.56 to 4.61 even with slower demand, because the supply side pulled back harder. New listings fell from 65 to 50, and total homes on the market dropped from 205 to 154. Manchester is not oversupplied - it is under-listed.

What This Means for Manchester Sellers

Priced-right homes still win. The market absorbed 31 sales at a higher median than last year, but buyers signed far fewer contracts. The gap between the average asking price and the average closed price is still around $58,000, so the sellers who price near recent closings are the ones who move.

Less competition than the inventory number suggests. With new listings down 23% and only 119 active homes, a well-presented listing has more room to stand out this fall than it did a year ago.

What This Means for Buyers

If you have been waiting out Manchester, the calmer pipeline works in your favor - 29 contracts a month means less bidding pressure and more time to make a considered offer. The catch is selection: 50 new listings is a thin month. Keep an eye on what is on the market in Manchester and be ready when the right one lists, because the good ones still go.
