Fayetteville TN Housing Market Report: August 2026 - The Median Holds at $287,500

Fayetteville's headline numbers look like they disagree with each other, so let me sort them out. The median sale price came in at $287,500 - within $500 of last August. The average sale price fell 18% to $268,909. When the median holds and the average drops, it means the mix of what sold shifted toward affordable homes, not that values fell. What Moved in August

Closings slowed from 29 to 22, but the forward-looking number went the other way: buyers signed 27 new contracts, up from 24 last year. Lincoln County demand is not fading - August just closed light. New listings held steady at 38, active inventory sits at 95 homes, and months of supply drifted from 4.12 to 5.47, which is comfortable balance.

One number worth watching: the average asking price on active homes rose to $411,493 while the average sale was $268,909. That is a wide gap, and it means a segment of Fayetteville sellers is priced well above where this market is actually transacting.

What This Means for Fayetteville Sellers

Price to the median, not to the ask around you. The active homes around you average $411K in asking price, but the market is closing at a $287,500 median. The sellers who anchor to closed sales instead of neighboring list prices are the ones who avoid a 60-day sit.

Demand is intact. Twenty-seven new contracts is more than Fayetteville signed last August. Priced right, you are selling into slightly stronger demand than a year ago.
