Estill Springs is a small town — a little under 2,700 people at the last count — in northern Franklin County, and its whole identity comes from one thing: it sits at the head of Tims Ford Lake. The Elk River runs along the south side of town and widens into the reservoir right there, which is why "Estill," as locals call it, has its own lakefront, a public boat ramp, and a town park and walking trail on the water. That gives a town this small a wider range of homes and prices than you'd expect — modest houses on the in-town streets on one end, and waterfront properties that run well into seven figures on the other. I keep the read deliberately qualitative, because in a market this small a couple of lakefront listings can swing any "median" the portals quote.
