Decherd quietly put up the tightest supply number in Franklin County this August: 3.64 months, down from 7.66 a year ago. Ten homes closed - up from seven - while only 6 new listings came on. The median sale price of $265,500 looks like a 30% drop from last August, but that is the mix talking: last year's seven sales included some larger properties that pulled the numbers up, while this August the market moved affordable homes, and moved more of them. What Moved in August
The active shelf is getting bare. Just 23 homes are on the market, down from 44 last August, and one month of six new listings will not restock it. Homes still take their time here - 80 days on market on average - but that is three weeks faster than last year, and the full list-to-close timeline shortened from 188 days to 117.
Interesting wrinkle: the average asking price on active Decherd homes rose to $381,526 even as sales closed around $265K. Sellers of larger and newer properties are testing higher numbers into a thin market. With supply this lean they may get away with it, but the closed sales say Decherd's buyer lives in the $200Ks.
What This Means for Decherd Sellers
Scarcity is on your side. With 23 active homes and under 4 months of supply, a well-priced Decherd listing faces the least competition in Franklin County. This is the strongest listing setup this market has offered in two years.
Do not overshoot it. The buyers showing up here are value buyers - ten of them closed in the $200Ks band. Scarcity narrows their options; it does not double their budget.
What This Means for Buyers
Decherd is Franklin County's value center, and it is getting competitive: more sales than last year chasing half the inventory. If you see something workable among current Decherd listings, act - at 3.64 months of supply, waiting for a better version usually means paying more for it.
