Cowan's August shows one closed sale at $211,500, and if you stopped reading there you would call it a dead month. The pipeline says otherwise: buyers signed six new contracts in August - in a town with fourteen active listings, that is a burst of activity, and it is the number that will show up as closings this fall. What Moved in August

You will see months of supply quoted at 19.43, which is what happens arithmetically when a month produces one closing - it is not a shelf of unwanted homes. Fourteen actives against six fresh contracts is actually a well-engaged small market. The lone sale went under contract in 38 days, three weeks faster than last year's pace, and average asking prices came down sharply to $288,953 as a couple of high asks left the market. Cowan remains the affordable base of the mountain, minutes from Sewanee and Winchester, and this August the buyers noticed.
