Coffee County sits in southern Middle Tennessee, split by Interstate 24. The county seat is Manchester on I-24; the largest city is Tullahoma, built around Arnold Air Force Base and the AEDC aerospace economy. Between them is rural Coffee County — subdivisions, farmland, and acreage tracts.
That's why I don't quote a "Coffee County median" and call it useful. Tullahoma buyers and Manchester buyers are usually chasing different things, and rural acreage prices behave differently again. What matters is the read for the town and price band you're actually shopping.
A few things shape the whole county: Tennessee has no state income tax; the economy leans on Arnold AFB/AEDC near Tullahoma and the I-24 corridor through Manchester; Manchester hosts Bonnaroo each June. And Coffee County has two separate public school systems — Tullahoma City Schools inside the city and Coffee County Schools everywhere else.
Tullahoma leans toward Arnold Air Force Base and its aerospace-and-defense paychecks, while Manchester leans toward the Interstate 24 commute to Nashville and Murfreesboro — everything else follows from that split.
Jobs. Tullahoma is organized around Arnold AFB/AEDC; Manchester's demand leans on the I-24 corridor and manufacturing jobs, with Arnold still in reach between the two cities.
