What Moved in August
The county's supply picture barely moved: 5.29 months of supply versus 5.40 last August, with new listings essentially flat at 122. What did change is what sellers are asking. The average list price on active homes came down from $442,253 to $413,268, continuing the reset I have been tracking all year. Buyers responded by paying slightly more for what closed - the average sale price rose 3% to $333,056 - which tells me the price cuts landed on homes that were over-asking, not on real values.
Homes averaged 43 days on market versus 35 last year, and the typical sale ran 100 days from list to close. Both Tullahoma and Manchester contributed to that slower-but-steady rhythm, and the pipeline of 82 new contracts points to a normal fall closing season ahead.
What This Means for Coffee County Sellers
The $300,000 line is real. Half of Coffee County's August sales came in at or above $300,000. If your home is in decent shape in that band, the market is meeting you there - price to it, not above it.
The county is balanced, not soft. At 5.29 months of supply with steady new-listing flow, neither side holds a strong upper hand. Presentation and pricing decide who sells in 43 days and who sits.
What This Means for Buyers
Countywide, you have 288 active homes to work from and a market that is no longer running away from you - prices rose 3%, not 13%.
